★★★★★

"Renovated a single house on Tradd Street that had not been touched since the 1960s. BAR approvals, original heart-pine restoration, full systems modernization. Atrium walked us through every step. Eighteen months later we are home and the house is genuinely better than it was new."

G., South of Broad

★★★★★

"Ground-up custom build on a Cooper River lot. The architect understood the site, the builder understood the architect, and the project manager understood our family. Six months past move-in, every system still works, every finish still looks right. Best money we ever spent."

R., Mount Pleasant

★★★★★

"Whole-home renovation while we were posted abroad. They sent photo updates every Friday for fourteen months and the price did not move from the fixed-price quote. Came home to a house that felt like ours, finished and clean. We will never use anyone else."

K., Daniel Island

★★★★★

"Beach house addition with a wraparound porch. Atrium handled the floodplain engineering, the elevation certificate, and the design that survived the next year's hurricane untouched. They have earned a multi-generation referral pipeline from our family alone."

P., Isle of Palms

FAQ

Considered Answers

Before we ever break ground, here is what most clients want to know.

No. 01 · Question

How long does a custom home take?

Answer

Most full custom-builds run twelve to eighteen months from breaking ground to final walk-through. Historic renovations vary widely depending on BAR review timelines.

No. 02 · Question

Do you work with my own architect?

Answer

Sometimes. Roughly a third of our projects involve outside architects. We work happily with several Charleston firms and are glad to suggest a fit if you do not have one already.

No. 03 · Question

Do you pull the permits and handle BAR?

Answer

Yes. We manage every permit, every BAR submission, and every inspection appointment. You do not talk to the city; we do.

No. 04 · Question

What does the warranty cover?

Answer

Twenty years on workmanship and structural integrity. Manufacturer warranties on fixtures, finishes, and appliances pass through to you. If something fails because of how we built it, we come back and fix it.

No. 05 · Question

How do payments work?

Answer

Standard schedule is 10% on signing, 30% at framing, 30% at drywall, 25% at finishes, and 5% on final walk-through. We do not collect on signing alone before any drawings are produced.
